Here are answers to some of the more commonly asked questions.  If your questions are not answered here, please feel free to contact us for more advice.



  • Is Torre Pines a genuine retirement village?
Yes. Torre Pines will have a fully functional Frail Care Centre and an Assisted Care facility.
  • Is this a Life Rights Retirement Village?
Torre Pines has Sectional Title units and free hold houses and sold without 'Life Rights'. This means that your investment grows within your own financial portfolio. You are able to let your units, sell or retain for future generations. The 'Assisted Care' however, will be sold on the 'Life Rights" basis. The Assisted Care is made up of 44 beautifully appointed units built around atriums.
  • What is Sectional Title?
A Sectional Title Development Scheme provides for separate ownership of a property, by individuals. These schemes fall under the control of the Sectional Titles Act, No.95 of 1986.
  • What is Freehold?
The individual homes are freehold. You will take transfer of the specified erf/stand and enter into a building contract for the house.
  • How many houses are there?
We have 46 freestanding homes available in 5 different designs and sizes. The houses range from 130 square meters to 192 square meters.
  • How many apartments are there?
There will be approximately 161 apartments comprising 2 bedroom en-suite and 1 bedroom en suite units.
  • How large is the Frail Care?
We have made provision for 16 beds.
  • Will I be able to keep my pet?
We understand how much your pets mean to you and therefore the decision has been made to allow a maximum of 2 pets in the houses and 1 pet in the ground floor apartments. It is essential that pets should not be larger than 30/35cm in height and owners must be able to walk them and use poop scoops in order to keep the grounds clean.
  • What will the levies be?
The levies are very reasonable and one of the main reasons for this is due to the size of the development - the costs are divided between 251 units.
  • Who will manage the development?
We have appointed Trafalgar Managing Agents and they operate from the admin area in the development.
  • Who is the Architect?
Artech Design Group - S.A.C.A.P. - Brendan O'Kelly.
  • Who is the Interior Designer?
Design Sense Consultants - Sian Paiva
  • Who is the Developer?
The developer is Sandobel 181 (PTY) Ltd headed up by Robert Russell, a European Developer with 20 years experience in this industry. His qualifications were all obtained overseas and he has a degree in Business Financial Management and is a member of Cities and Guilds of London Institution of Construction. Projects in South Africa have been high end residential projects in Hyde Park mainly.  He has lived in South Africa for the last 4 years and as been researching and developing the Torre Pines project over the last 3 years.
